Modern and clean
No complaints about this hotel. It's a new or newish hotel, clean and well-managed. Room, furnishing and bathroom are nice, modern and clean. Friendly and helpful staff. Free wi-fi. Restaurant with 24-hour room service. Tour Desk. Also, lots of car hire companies and tour operators located in the building just behind the hotel. Waterfront/esplanade virtually at the door and is very close to Jesselton Pier/Wharf, and hotel is still within the CBD precinct. Also many porters around to help you with your luggage or anything! Would stay here again if coming this way.

Good Hotel in good location
After a shaky start (problems with my VISA prepayment), we had an enjoyable stay. City much more modern than suggested in Lonely Planet. View from window over the sea and to a parking building where we could watch security guards doing military drills (!) every day. Walking distance to island-hopping boat depot, and in other direction to main part of town. Only disappointment was that the folk-dance festival we'd come for was in a remote village, and getting transportation back to the hotel was problematical. On the first night we found the prolonged high-volume music (delayed nearly an hour waiting for a political figure to arrive, so the performance could begin) was very irritating. As a result we didn't go to the second night, which according to the newspaper reviews had even better dancing than the first.
I was not feeling very well during our visit here so we didn't go too far, yet we still enjoyed ourselves. Minor highlights: visit to university marine aquarium, swimming from island beaches, boat trip across river to see whole village built over the water.

Great Simple Accomodation
Just needed basic accomodation whilst in KK and was surprised by the hotel. The rooms are large, comfortable and everything is new. I've stayed at higher rated hotels that weren't as nice as this. The staff were very nice and helped with everything as well. There isn't a gym, pool or other facilities like that with it but that did not matter, I'd go to a resort for that. A great place to stay if you're travelling around KK/Borneo and need a comfortable place to stay.

Find Another hotel
So ordinary, don't even bother reading another review - just search for somewhere else. You know those times when it comes to service and your request is met with a shrug and a negative - rather than a 'let me see what we can do'. The anecdotes are too many, just trust me. This hotel lacks in leadership. nothing seems organised, It just seems like people are just 'working' there - there is no inspiration, no effort, just a bunch of staff standing around waiting to open the door or tell you you can't have something. They just don't get it. The breakfast is crap. Seriously, there are a lot of hotels in this town - if you are shopping on price, and that's what this place is all about - find somewhere else.

K.K. experience
I don't think I've found hotel staff who could be more accommodating! Extremely helpful, friendly and efficient service given by all ( reception,housekeeping,tour desk, etc) at the hotel. Stayed in a 'room with a view' in a lovely location. Had ample opportunity to use the free internet service in the lobby including after check out. One suggestion would be to cater breakfast for Western vegetarians as it was mainly meat and more like lunch or dinner...a bit too heavy!

not smoker friendly
average basic budget hotel in central location, for all local amenities staff helpful and pleasant. however this hotel does not cater for smokers , so be warned no rooms or floor set aside for smokers. breakfast food average with dishes sometimes cold i had to move rooms as despite a/c being off , noise of still coming thru vents noisely. not good if u want good sleep. internet in room worked ok.

Disappointing!!
Excellent location, but bathroom had a dreadful smell which was really offensive. We complained and the bathroom/toilet was cleaned with cleaners and disinfectants hiding the smell which returned soon after. For a reasonably new property, this was really unacceptable. Not sure if all rooms have this problem. Other than this the room was quite OK and comfortable. The location was great - shopping centers on both sides and walking distance to the ferry terminal to the islands. Breakfast had an extensive variety of Asian food, but very limited for Western type breakfast.
