Location is perfect is you like the greenbelt + glorietta shopping malls .. greenbelt is very expensive with a hugh range of fantastic restraurts,
The rooms are average, with small kitchen area, with supermarkets close by.

Shabby but great location
While the apartment was clean, furnishings were the shabby, seedy sort that I associate with BSA condo units rented out as hotel rooms. You can't beat the location though as it is directly across the street from Greenbelt 5 where dozens of restaurants, bar, cinemas and shops are available for every need. We were jerked around about parking when we made the reservation but we had no problem getting a space when we arrived. A word of caution about pricing however. While room rates are quoted in USD, when you go to check out, they bill you in pesos at their own, fictitious exchange rate. I printed out the Asia Rooms peso equivalent and made them confirm that it would be the amount I was charged on checkout. This caused some delay at check in but I had no problem on checking out once I got confirmation of the peso total.

Good location next to Green Belt 5
I was generally satisfied customer. Ufortunately, on the first day we arrived late and were given a room wiht only 2 single beds for a family of 5 including a baby. We are told that they were full dspite booking a room with 2 queen size beds in advance via AR. Fortunately the were able to change our rooms to one with 2 queen size beds the next day. The room was large with living dining and seperate badroom.
I will stay there again but will specify strongly our requests before arrival.

Good location, shame about the staff.
Front desk staff were very unfriendly when I checked in. They couldn't find my reservation then, because I was 1 hour early, they said I couldn't check in because my room wasn't ready. I asked what my room number was and they couldn't tell me. I said - "how do you know it's not ready if you don't know what room it is?"....to which she continued telling me lies. It was a bad start to my stay. The check-in girl is either a liar or incompetent. Or both.
When I eventually got into the room it was ok. Basic furniture and basic cooking facilities. Bed room was fine and bed was comfortable. The room was clean, if you don't mind a few ants.
Breakfast came the next day and it was terrible - an omlette and a few slices of toast that were cold. Very cold. The second day they brought a cold "hot dog". I asked them to stop with breakfast after that. The food was inedible.
On the up-side, it's in a great location - right across the road from Greenbelt and they give you a free local newspaper each day. BTW, for those hoping to conduct business in Makati there are no wi-fi facilities in the hotel.

BSA Personnel should be knowledgeable in giving...
BSA Personnel should be knowledgeable in giving directions. Give a landmark like the Ayala Museum along Makati Avenue and De La Rosa St. I asked whether De La Rosa was the former Pasay Road and whether I should go past New Renaissance Hotel. The answer was yes so I got lost and couldn't find Legaspi St. It was after 8 at night, dark and I didn't have a local cell phone. BSA Towers should not ask for a deposit of Peso500 for parking and should not charge Peso150 for parking. BSA's rate is like hotels so parking should be part of the room rate. It is very inconvenient to park on De La Rosa, check in, get the parking permit then park my car. The room and the bed sheets are clean. Room should have a coffee maker where water for tea could be more conveniently boiled.

I was very disappointed with this hotel...
I was very disappointed with this hotel as it was well below my expectations. Upon arriving I was notified they have upgraded me to a one bedroom suite. When I walked into the room I was shocked at the condition as it was in very poor standard. First thing that caught my eye was how run down the property was and that 5 of the 8 lights did not work. I was even more shocked to find the toilet broken and immediately went downstairs to ask to take me back to a standard studio room as I would not stay in conditions like this. They transferred me to another 1 bedroom apartment which was in better condition than the first. Overall I was not overly happy here as it is really like staying in a friend’s home and not like a hotel at all. If you are planning to stay for a month then perhaps this place might be of interest however there is no real effort to make your stay comfortable. The towels and bedding are old and small so even requests to have an extra towel is a chargeable item. While the location is wonderful I think a hotel is a better option for anyone wanting something decent as even basic services of ironing breakfast proved to be a challenge here.

I expected a relatively nice room for...
I expected a relatively nice room for the price and for the Makati area but was disappointed. The room had not been maintained or in any way updated. 3 of the 5 light fixtures were bare light bulbs. Air Con covers were broken. The living and kitchen area are large but the bathroom was tiny even by Manila standards and the bedroom was small. It was a dark and I did not enjoy being in the room. On the positive side: the staff was excellent and some of the friendliest. The location is great. Right across the street from Green Belt 5 which gives you easy and convenient access to the Green Belt Complex as well as Glorietta. Taxis do not often drive on that street so I found that in order to catch a taxi I had to go to Green Belt. Breakfast is delivered take-out as the Tower does not have a restaurant.
