Hotel
This not the 1st time i staying this hotel. Location is good near sunday walking street & Thapae Gate. 1st time i staying still ok. Last two time i stay is abit disappointed. Air-con is right above the bed & water come out from the air-con & making bed wet. Level 5 Wifi connection is not very good. Door is not that good but is still value for $ as i stay 3nights for the price of 2nights price is only 1380baht. On songkran date is not really worth it because the price is about 1000baht per night due to no room on that day so no choice need to stay there. Staff there is very friendly.
Mixed feelings
The location is excellent, just outside the walled city itself. The staff are very friendly an extremely helpful. Unfortunatly for them the rooms let them down. I had to move from my first room because of the pungant smell of drains. The cleaners are very good at the day to day cleaning but the hotel is in great need of refurbishment, redecoration and deep cleaning. Even though I knew the cleaners were doing a good job I could not help but feel everything was grubby. I can't comment on the food because I was concerned that the kitchen might be the same standard as the rooms.
Guys, if you read this then please spend a litle money on the rooms. Everything else is good.

stylish
quiet road near old town and nighmarket. individual and stylish appearance on ground floor ( breakfast, reception). individual and sometimes basic rooms 1st and 2nd floor. up there very noisy from passing cars and tuktuks on nearby main road. the place charges for small bottles of beer the same price as other facilities for the big ones.....

overall is good value for money, looking for cheat and good hotel can choose Montrara Happy House, Chiang Mai, very near to Sunday walking street.
Cheap & Cheery!
Great location. Just by Tha Pei Gate. Over the road is Backstreet Books, the best in Asia - every sort of second hand book imaginable. Just along the road is De Stefano's Italian Restaurant,a personal favourite. Try their beef carpaccio, then Ravioli. Their house red is excellent! The Happy house breakfast is poor, (a single fried egg, and toast,) but everything else is what you pay for. Rooms are okay, clean, bathroom's clean and bright, shower with hot water. The staff are helpful, restaurants of all sorts within short walking distance, tuk-tuk stand at the end of the soi. Night market, three minutes away by tuk tuk.

Excellent
We were originally booked for only one night, but liked it so much we ended up staying for 5. The location is ideal - next to Thae Pae gate and the Sunday night market, down the street from cool book shops, a hawker's bazaar, restaurants, spas, TukTuk station, tour offices, and even a 24H Mc Donald's. We walked 10 min in another direction and found Chinatown.
The standard room is a little tight, but cozy and clean. Has good AC, hot water, and a TV. The staff gets 10 stars! They were all very helpful and went well beyond their call of duty. Totally recommend this place and will definitely stay here again when I go back to Chiang Mai!

Excellent place to stay
This place was great, and similarly priced to many of the double rooms in hostels. Excellent staff, very friendly and helpful. Great location in centre of Chiang Mai. TVs in rooms and A/C make them comfortable.

Very poor lodgings
Looks very nice on the Web, Booked a so called Junior suite, But very very poor accommodation, No lifts, No security, Room door would need a good push to break in , Cheap wall hangings stuck on with silicon and falling off, Bed consists of a concrete base with a mattress thrown on it, Toilet very basic, Never even tried the breakfast , booked pout after one night, Would certainly recommend this place to anyone, Vastly overpriced when one can walk round the corner and find a modern, clean, air conditioned hotel 25 per cent cheaper
