Greeted by friendly staff upon arrival and who are always ready to offer assistance with a smile during entire length of stay.
Accommodation is spacious with great view and located in a quiet lane.
There is even a fridge provided to store your own food and beverages.
Easy to get to other places of interest like Night Bazaar and old city while great to retreat to a quiet room after a day out.
One can stay in own room or head downstairs where there is open air seating and also a big living space with books and wide screen TV as well.
There is even a coffee outlet next door and a small grocery mart.
The reception area is discreetly located so one does not feel that privacy is intruded when one is downstairs..
Overall an enjoyable experience and will stay there again on the next trip.

A Very Good Place to Feel at Home
The Bed & Terrace is not fancy but more than adequate and quite comfortable in fact. Located between the Night Bazaar and the Old City just east of the SE corner of the moat, B&T is easy to reach and many restaurants, shops, markets and points of interest are within a relatively short walk. They keep the common areas as well as the rooms nearly spotless and are very helpful in answering questions and offering advice. Nearly 60 TV channels are are available and most rooms have air conditioning. A refrigerator in the room allows you to keep perishables fresh and an in-room safe gives you peace of mind when you store your valuables there. It is complete without being over-the-top. As for price, it is most reasonable for all that you get. You will have to search very hard indeed to do better. Highly recommended!
No problems at arrival. Got double room as requested. No lift, but how many times do you climb stairs with a heavy load? Clean and tidy. Could do with a makeover, but not unpleasant, more a lived-in look. Not pretending or charging for 5 star. Airy. Air-con worked well. I found staff helpful. Close enough to sights and nightlife to walk. No bugs in or out of the bed. No hesitation in staying again.
No comment on family aspects.
No comment on food, as always ate out.

Perfect Guesthouse
I stayed at Chiang Mai with two friends for four nights and was delighted with the accommodation. For only 10 AUD each a night we found the room to be very clean, well kept and maintaining everything we needed. It was in a perfect location, situated about a 5-10 minute walk from the night bazaar, which was our favourite part. The only problem we had with the Bed and Terrace was the cost of some of the transfers and also a misbooked bus to Pai which caused a bit of a struggle. We also did the recommended thai cooking class for 700 BHT for a half day p/p which i would highly recommend for any level cook. Overall the accommodation provided us with everything we needed at a more than affordable price! Would definitely return!
a nice quiet place near the city center
it is realy a good idea to choose this place. it is clean and a good value for money. it is located between the city and the night market, both in walking distance. the stuff is realy nice.

Perfect guest house in a perfect location, close to the old town, approximately a 10 minute walk. Very clean and staff were all very friendly and helpfull. Definitely get a room with an aircon.

I know Chiang Mai well, having stayed there many times and this was the first time I went for a more budget option. I was however pleasantly suprised with the Bed & Terrace. It's in a very good central location, close to the night market but is situated not far down a quiet soi so is not too noisy. Room was large, with cable TV, air and free wi-fi. The staff were excellent and spoke good english. I find it hard to think you'll get anything better for the same money and will certainly consider staying there on my next trip.
