This place is not a 3 star...
This place is not a 3 star hotel....maybe 2 stars. Carpets were stained, bathroom had mold and toilet didn't flush properly. We immediately went out to find another place to stay.

very good value overall. the hotel is...
very good value overall. the hotel is a bit far away from central hua hin (need a scooter -the agent they use at the desk is overpriced however- or cab to get around) but it's 150 m away from Takiab lovely big and rather quiet beach. it's very calm. The hotel is clean, small, nothing thrilling but facilities are fine : nice little pool, good breakfast, the staff is also ok. It's a good place to stay for the money you spend.

romm was good, after we changed to a bigger one and a certain up-pricing. A bit to far away from the main things in Hua Hin. Breakfast not very nice.

I stayed at this hotel two times,...
I stayed at this hotel two times, a night each on my journey to and from south Thailand. It is conveniently situated at the southern end of Hua Hin and can be approached by road from the main highway / by-pass at the southern exit. This avoids having to drive through the congested town area. I was travelling by car. Excellent value for money, polite staff and excellent western style buffet cooked breakfast (eggs, bacon, sausages cooked to order), with muesli, fresh fruit and yoghurt included in the budget price. The beach was a 5 minute walk away via the ground of adjacent hotel, and at night there are plenty of good beachside restaurants and bars (local and western cuisine), a few minute stroll up or down the beach. This hotel and surrounding area is perfect for a quiet holiday away from the bustle of the town. Beach also OK for swimming, I went in the monsoon season but water was still quite clear. Will definitely use this hotel again!

The hotel is very clean, linen was changed every 3 days. It is less than 5 minutes walk to the large beach which we thought was better than the one by the Hilton - much more spacious and far less litter. We ate several times on the beach and the Thia food was excellent in quality and cost. The pool area was very clean and a reasonable size. Other facilities were very sparse - never saw the snooker table etc or the sun terrace with barbecue. The breakfast was fine, not agreat deal of choice but plenty of it. The hotel is at the southern end of Hua Hin and so we used the next door hotel's minibus to take us in to town (40 baht per person) or the hotel ordered us a taxi (150 baht). We never had to wait more than a couple of minutes and getting back was no problem. the staff were very helpful but it helped that one of my daughters could speak Thai. The hotel is in need of renovation and there are plans for development. Overall I thought it was value for the money that we paid.

The service at the hotel was great....
The service at the hotel was great. The fact they had motorcycles for rent made it convenient for being so far away from town. However, these bikes cost more to rent than the same bike in town. The hotel has a very good restaurant which can make Thai food to order though their regular menu food is also good. The staff were very friendly and helpful. We paid extra and got a deluxe room. It was BIG! This was nice since we had two small kids and it gave us room to move about and bed big enough for all four of us to share easily. However, be warned, the rooms are old but maintained well. Don't expect 5-star quality rooms. My only complaint is this. The beach (which is walking distance) is not a good swimming beach. The water was not clean and the sand was muddy. There was debris in the water and foam washed up on the shore. We ended up going to beaches further south (about 18 km.) to swim until the jellyfishes came. If this hotel and staff were located at another beach we would return without a question.

Very well priced and overall extremely good...
Very well priced and overall extremely good value for money. Nice large rooms with reasonable views in a quiet location, with a 2 minute walk to the beach. Staff were OK but did lack a little enthusiasm.
