Management need to follow through and check what staff do in rooms. whilst I have said I would stay there again it would be in the knowledge that things had been put right. The outlet is only four years old apparently but shows signs of wear and tear already and really needs upgrading. Breakfast staff were friendly and attentive, however we had to ring room srvice twice in one day to have the minibar replenished and the next day it was the same thing again.
Recommend.
I have no complaints about this establishment. Staff were very helpful with quick check in and out. Rooms well furnished and nicely presented. Downside was that smoking was permitted within the breakfast dining area and breakfast selection was limited and perhaps a bit light on quality in relation to accommodation costs.

Had a great few days, took a chance when booking but was very pleased.
Staff could not have been more helpful & pleasant.
A refreshing change from the usual hotel / resort, beach was well attended and clean.
Restaurant great during the day but too quiet in the evening, however the local bars etc are just a short walk away.

More of a resort than a hotel, well laid out with only 24 units so not over crowded. Just on the edge of the town centre but very quiet. The rooms are spacious and well equipped, the staff very freindly and helpful. Access to a private white sand beach is ideal fro sun lovers and families.

We enjoyed staying at Baan Laksasubha. Nice swimming pool and good location, withing walking distance to Hua Hin city center and right on the beach. Breakfast was really good and other food also, although a bit expensive. Too bad we couldn't have an afternoon check out, but it was all managed really well, so we also enjoyed our last day at Hua Hin.

We were very happy with our room, service and the amenities. A beautiful garden setting, very well maintained and a pleasure to wander around. The restaurant was a joy to visit and the food and service left nothing to be desired. So peaceful, sitting there, watching the world go by. We would certainly recommend this hotel to others wishing to visit the area.

We had a wonderful stay at the Baan! We were traveling with our baby daughter (8 months old) and the staff at the hotel were wonderful with her. They provided us with a crib, baby bath, bottle warmer which made our stay easier. They were even willing to babysit her so we could have a night to ourselves.
The location cannot be beat - close to the city center but still quiet. The restaurant is right on the beach and it is beautiful in the morning for breakfast.
We had a one bedroom villa which was spacious and clean with all the usual amenities and the pool was just outside our front door. It was the low season when we went so the pool was always free for us to use in the morning.
We will definitely be back!!

Baan Laksasubha is very centrally located, beach front and close to town. Massage parlours, eateries and other amneties are just a short walk away.
Rooms, balconies and toilets are very spacious. Everything is very new, clean and thoughtfully thought and cared for. It is very family oriented and anything else required is just a phonecall away to the reception. Staffs are very friendly and courteous and try their best to accomodate our every requests. Breakfast is ala-carte on quiet days. Not much variety offered but the taste makes up for it.
Rooms come equipped with a VCD/DVD player and a variety of channels to choose from. HBO and Discovery are one of the channels offered!
Swimming pool is not overly huge but enough for a sufficient number of long strokes. No gym and meeting room and other fancy trimmings but that is totally fine by me.
The only glitch is that if a family is given a connecting villa of 1st and 2nd storey, the interconnecting stairs is outside the villa, not inside. Otherwise, the Baan Laksasubha is perfect!
