Biggest problem is reaching the hotel. Signage around Perth is abismal. It took us some time to get to the hotel even though we were a stone's throw away from it access is limited due to the one way system.

Rooms were very disappointing. Very unwelcoming atmosphere both in reception and rooms. The hotel decor is tired and in need of upgrade - even some pictures on the walls and lamps might make a difference. An investment in double glazing to cut down on early morning traffic noise and upgrade of venting system from kitchen to minimise food smells throughout would be advisable.
On a positive note, staff were generally pleasant and helpful, although turnover in staffing during the course of a day led to breakdown in communications which, in turn, caused us some stress.
Breakfast choices were very good.

I found the rooms small but comfortable. The food and drinks were good. Staff were very friendly and helpful (without being gushing). Location is excellent and parking is good. Blue Cat (bus) service is great.

Overall a pleasant hotel a little out of the city, but we knew that on booking. Staff were very friendly and helpful. Rooms were a little dated, but the food was good and plenty of it.

Stayed at the Sullivans for 5 nights...
Stayed at the Sullivans for 5 nights in early March and enjoyed the warmth displayed by all the reception staff on duty. Great location, clean rooms and a charming and personal type of hotel. The wifi facility and location is definetely a plus point at the Sullivans.

this hotel was very dissapointing. It was graded 3 star, but in my opinion it was closer to a one or two star. The room was smal. The air conditioning was located below waist level and wes very noisey. Our room looked onto the building next door which was about15 feet away.
the ensuite was located on the right side o the door to the room it was old and the smell of urine was prominent through out the 3 day stay. We asked for a room change but were told it was not possible.
All in all very dissapointing.

However, if you plan to drive around perth, just choose this hotel. Free car park and short driving distance to town.

Sullivans was in a great location for...
Sullivans was in a great location for the beach, the only problem was that it was on the main road running through Burleigh and the traffic noise was very loud. The room was very old fashioned and needed a really deep clean and decorating,that said the bedding and towels were spotless and the staff were very friendly.

The only complaint is that I would have liked a bath in the bathroom, but apart from that the hotel was great value for money with superb views from the balcony, very spacious & clean.
We were able to leave our luggage at the hotel locker for a day free of charge, when we checked out, as we weren't catching our flight back until late evening.
Would definitely stay there again and recommend to a friend. It should also be in the Lonely Planet guide !
