We stayed at the hotel 3 nights...
We stayed at the hotel 3 nights / 4 days and were dazzled with the ambiance, service, view.
Was there with my wife and 2 children aged 6 and 2 and we thouroughly enjoyed it.
Though its 10 minutes walk from kata and karon beaches, the walk is worth it.
Starbucks, dinopark and other restaurants are within walking distance.
Absolute worth staying.

very noisy hotel, had to change room three times as bar across from hotel was open until 5am and pumped music all night long. claims beach is 1000 meters away, when it is actually 1.5 kilometers up the hill almost at kata instead of karon. Very basic hotel, I would advise spending a little more on a decent hotel

Apart from the room smelling of dampness, and the drainage in the bathroom, everything was OK, and as expected, as I have stayed at the Baan Karon resort previously

Hotel is near to both Kata and...
Hotel is near to both Kata and Karon Beach, although some may think the walking distance (10mins) under the hot sun is a little too much. I found it okay.
It's a rather basic hotel with some frills like a swimming pool, but don't expect too much. The included breakfast buffet is nothing fancy. However, service is good here and everyone is kind and helpful.
There were red ants at the reception area and I was initially quite put off by that, but the rooms and other parts of the hotel were spotless (no unwanted bugs). The swimming pool was a trifle small but beautiful and a nice place to relax (besides the beaches nearby, I mean).
I had a standard single room but even that came with a private balcony with 2 chairs. There is a bar called the "Ping Pong Bar" just across the street from my room (number 31), and the dance music and noise in the night can be loud, to the extent that it kept me up until 1am, even after I closed the balcony door.
To sum it up, the strengths of this hotel is the friendly service and smiles of the staff, the spacious and comfortable rooms, the proximity to Karon and Kata Beach, and the nice pool.
The not-so-good is the costly internet (100baht for 30mins) and the fact that it might be too "basic" for some, in terms of its appearance. I found it homely and cosy, but it's subjective, I guess.
I definitely would stay at this hotel again. Good value.

It would have been nice to have some rice with our breakfast to give it a true Thai experience. A suggestion is to rather inform people that deck chairs will be on a first come first serve - no reservations like placing your towl on the chair but you are nowhere in sight. Lovely to stay there.

The location is a quite out of place. It is quite a long walk to the karon beach. Perhaps due to the construction work going on just next to it, the swimming pool facilities did not appeal to be much.
